The History of
Clear Water Place |

For nearly 100 years the Monroe Avenue Water Filtration Plant located at 1430 Monroe Avenue, NW has served as a landmark for the North Monroe Neighborhood. Originally built in 1912, and later added onto in 1923, this building was thought of as the most modern and complete drinking water plant in the United States.
The building was designed by George Warren Fuller, from Herring & Fuller of New York City in 1910. The original architecture was designed as much for form as it was for function. In 1945 this architectural masterpiece, located across the street from the Grand River, was the first place where fluoride was introduced to a communities' drinking water.
The water filtration plant continued to provide the citizens of the City of Grand Rapids with safe, clean drinking water until 1992. The building then sat vacant until 2004 when the vision for its revival began to take shape. With a tremendous amount of creativity, the transformation of the water filtration plant into Clear Water Place was underway.
The team was assembled, and the work began. Each of the more than 500 windows and skylights had to be custom made to fit the original opening. The skylights allow a tremendous amount of natural light into the building. The front doors were custom made from Mahogany. The front arch with medallions were reconstructed and replaced.
Each of the Green French Roof tiles were taken off, and a new roof was put on utilizing new custom-made tiles, and the best of the tiles already in place. The inside of the building was transformed into highly functional office and living spaces. New parking lots were added, and a dazzling display of flowers and shrubs completed the exterior renovation.
The tenants Pinnacle Insurance Partners, NTH Consultants, and The Grand Rapids Legal News, are enjoying the free parking, easy access to I-196, US-131, and I-96. The building also provided plenty of flexibility in floor plans. With the beauty of the historic architecture, as well as the convenience of modern amenities
